# Frequently Asked Questions

What is a Pre-Offer Consultation?

This is a discreet 45-minute service for buyers during an open house or showing, designed to help you gain fast verbal insights so you can confidently waive contingencies for strong offers in Connecticut’s competitive markets.

If you are a Real Estate Agent with a out-of-state buyer that you think may benefit from this service, give us a call and let's discuss their options.

What is included in the Residential Inspection?

Roof to foundation and just about everything in between. Every full inspection includes a detailed same-day written report, a wood destroying organism inspection, and thermal imaging at no additional charge.

Why do you recommend the Radon Test for all of your Residential Inspections?

The gas is completely invisible, odorless, and serves as the second leading cause of lung cancer, yet it can be easily measured and fixed before you buy the house.
The Environmental Protection Agency, Center for Disease control, as well as the CT Department of Public Health recommend retesting home radon levels every two years.
Radon levels change over time because houses settle, foundations develop new cracks, and environmental or mechanical factors shift.
In general, CT is a moderate to high radon level state. The medium radon level sits around 3.5 which is higher than what most people would be comfortable living in.

How do you determine the pricing?

We calculate fees based on the square footage of the house, add-on services, and distance from West Hartford.

How long will a Residential Inspection take?

A Residential Inspection generally takes between two to three hours, though it could take longer for homes greater than 3500 sq. ft.

What do I do during the inspection?

This is your chance to get to know the house! Take measurements for your furniture, and look in the nooks and crannies.

When will I get my report?

Same-day guaranteed!

When will my Add-On Service reports be available?

Sewer Scope: Same-Day
Well Flow: Same-Day
Radon Test: 48 Hours
Air/Water: 3-4 business days

When and how do I pay?

We accept Credit and Debit Cards online before the start of the inspection to ensure your report can be released in a timely manner.
